Director of Property Management

Universal Development & Construction is looking for a strategic, results-driven leader to oversee a diverse real estate portfolio that includes multifamily communities, commercial properties, retail locations, warehouses, storage facilities, and building supply operations.

We're looking for someone who enjoys being in the field, developing people, solving problems, improving operations, and driving financial performance. You'll lead a team of Regional Managers, Area Managers, and Project Managers while partnering closely with executive leadership to help shape the future of a growing organization.

What You'll Be Responsible For
  • Leading the operational and financial performance of a diverse real estate portfolio
  • Building, developing, and holding accountable a team of property management professionals
  • Creating and improving systems, processes, and policies that drive efficiency and consistency
  • Developing annual operating and capital budgets and monitoring performance throughout the year
  • Identifying opportunities to improve occupancy, revenue, resident satisfaction, and property performance
  • Partnering with Accounting, Finance, Marketing, Human Resources, Information Technology, and Asset Management teams to achieve company objectives
  • Reviewing contracts, management agreements, financial reports, and operational metrics
  • Ensuring properties meet company standards for appearance, maintenance, compliance, and customer service
  • Leading the successful transition of new developments from construction to ongoing operations

Qualifications
  • Bachelor's degree or equivalent combination of education and experience
  • Five or more years of experience leading property management operations, preferably as a Regional Manager, Director of Property Management, Director of Real Estate, or similar leadership role
  • Strong financial acumen, including budgeting, forecasting, and financial analysis
  • Advanced Excel skills
  • Experience leading multiple properties and developing management teams
  • Professional certifications such as CPM, CAPS, CAM, ARM, or RAM are preferred
